1. Definitions
Naija House
An online platform (website at https://naijahouse.com.ng) created to enable its users post and find houses for/to rent.
Users
Anyone visiting the website, whether they have an account on the website or not.
You
The user.
Credits
A prepaid virtual unit purchased on Naija House that can only be used to post video listings on the platform. Credits are non-refundable, non-transferable, and non-redeemable for cash or any other form of value.
Direct Brief
A house posted by a user with an agent account that is directly from them i.e no middle agents in between.
Agent
A user who creates and uses an agent account on Naija House to post video listings of houses available for rent.
Client
A user who makes use of the platform to find a house to rent.
First Payment
This is the payment a client makes on the first year of rentage which includes the subsequent payment and other fees that may apply as described by the agent in their post on Naija House.
Subsequent Payment
This is the payment a client makes in the subsequent years of rentage as described by the agent in their post on Naija House.
2. Conditions for Agents
All houses posted by agents on the platform must be direct briefs.
Agents must purchase credits to post video listings on Naija House. Each video post requires 500 credits.
The cost of credits is currently ₦500 for 500 credits. Naija House reserves the right to change the cost of credits at any time. Changes will be communicated to agents before they take effect.
Credits are non-refundable, non-transferable, and non-redeemable. They can only be used to post video listings on Naija House. Credits cannot be exchanged for cash, other credits, or any other form of value.
Agents are only allowed to post videos of houses they have been given the authority by the house owner(s) to rent out for them.
Agents are not allowed to place any form of their contact information in any way when uploading a video of a house they want to rent out.
Agents must ensure that all information provided in their video listings is accurate, truthful, and not misleading. Posting false or misleading information is strictly prohibited.
Naija House reserves the right to suspend an agent's account where, after due investigation has been carried out, the agent is found guilty of fraud, posting misleading information, or any other suspicious activity. Suspension may be temporary or permanent, depending on the severity of the offense.
Agents who violate any of the above conditions will have their accounts subjected to penalties which may include, but not limited to, public flagging as a fraudulent/fake agent — both on the Naija House platform and on other social media platforms — temporary or permanent suspension of the agent's account, and forfeiture of unused credits.
3. Conditions for Clients
Naija House is a listing platform only. We are not a real estate agency, and we do not own, manage, or control any property posted on the platform.
Naija House is in no way in direct connection to any agent on the platform. Agents are independent real estate professionals and are not employees, affiliates, or representatives of Naija House.
Naija House does not manage, directly or indirectly, any property posted on the platform. All property management, inspection, negotiation, and rental transactions are handled solely between the client and the agent.
Clients are strongly advised to physically inspect any property before making any payment. Never pay rent, deposit, or inspection fees without first meeting the agent in person and verifying the property.
Clients must verify the authenticity of the property and the agent before making any payment. Naija House does not guarantee the accuracy of any listing or the legitimacy of any agent.
Clients should avoid paying any deposit or inspection fee upfront without first physically meeting the agent and inspecting the property.
Clients must report any suspicious activity, fraudulent listing, or misconduct by an agent to Naija House immediately.
4. Privacy Policy
Information We Collect
We collect information you provide when creating an account, posting a listing, or contacting an agent. This includes your name, email address, phone number, bank account details (for agents), and verification photos (for agents).
How We Use Your Information
We use your information to verify identities, connect clients with agents, improve our services, prevent fraud, and comply with legal obligations.
Information Sharing
We do not sell your personal information. We may share your information with agents you contact, with service providers who help us operate the platform, and with authorities when required by law or in cases of fraud.
Data Security
We implement reasonable security measures to protect your information. However, no method of transmission over the internet is completely secure, and we cannot guarantee absolute security.
Your Rights
You have the right to access, correct, or request deletion of your personal information. To exercise these rights, contact us at support@naijahouse.com.ng.
6. Limitation of Liability
Naija House is a listing platform only. We do not own, manage, or control any property posted on the platform. We are not a party to any rental transaction between clients and agents.
To the fullest extent permitted by law, Naija House shall not be liable for any loss, damage, or injury arising from:
- Any transaction between a client and an agent.
- Any property posted on the platform.
- Any dispute between a client and an agent.
- Any inaccuracy or misrepresentation in a listing.
- Any fraudulent or illegal activity by a user.
Clients and agents use the platform at their own risk and are solely responsible for their own due diligence.
7. Changes to These Terms
Naija House reserves the right to update or modify these Terms and Conditions at any time. Changes will be effective immediately upon posting on the platform.
Your continued use of the platform after any changes constitutes your acceptance of the updated terms.
8. Governing Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of the Federal Republic of Nigeria.
